  • Step 1 - Contact us by phone or email (see bottom page). . Give us the address of the property. Your name and contact information. A basic idea of condition of the property. Photos are helpful but by no means required.

  • Step 2 - I will visit the property at a time convenient for you.. If you are long distance leaving a key with a friend is fine. You don't need to be there. We are more than happy to work on your time frame and go as fast or slow as you desire.

  • Step 3 - I will make my best cash offer on the property within 24 hours of viewing it. If there are foundational issues or a major concern I may need to bring in my contractor for 2nd viewing at your convenience.

  • Step 4 - If the offer is accepted a purchase contract will be signed. I use the exact same purchase contact all the local realtors use. The contract is turned into Attorney’s Title (ATA) or we can use title company of your choosing.. .They will create a warranty deed and produce title insurance and handle the transfer of funds. It takes about 3 to 7 days to create and process paperwork.

  • Step 5 - We will meet at the title company to sign paper work. If you are long distance its possible to hire a mobile notary to come to your home and complete paperwork. .. Title company will either provide a cashiers check or a wire transfer. I only note this as we had someone upset as they were expecting 61,000 in 20.00 bills as contract said cash!. Cash is a real estate term used to mean no financing, the buyer is using existing funds to pay for the transaction.

On homes that are needing major repairs we can be very competitive with a realtor listing on Mls (we buy off MLS all the time). You might even get more as we pay all the fees. and there are no realtor costs. . On property that is in good shape, but very outdated (retro 1970) with a dated mechanical system the same holds true. On property that meets the strict mortgage requirements for government loans, and only needs minor work its harder to provide equal value. I may not be able to pay as much as a homeowner looking for some sweat equity and you can balance the extra 5 k or 10 k against the hassle and time of selling a home.. On property that is move in ready and fully updated I cant come close to competing. You simply be selling for 70 percent of market value as you need cash fast or don't want the hassle of listing the home. We don't get to many of these calls for a good reason.

What do you do with property you buy, and what repairs do you make to the property?

We don't do rentals and as previously stated we are not whole sellers. We repair the home to meet the requirements of government loan programs and then sell the homes to middle class families and first time home buyers that qualify for these programs. This often requires rewiring homes, all new plumbing, new furnaces, fresh paint and carpet, repairing drywall, new roofs, foundation repairs, and cosmetic work like new kitchens and bathrooms.. We spend anywhere between 25,000 and 85,000 into properties we buy as a general rule.. Even on houses in good shape its hard to not spend 15K on cosmetics and minor repairs. .

  • What type of property are you looking to buy and in what location.

We are looking mainly for single family homes built between 1850 and 1980.of all shapes and sizes. We don't offer on manufactured homes, or trailers. We do buy multi family homes and condos on a case by case basis but not something we can be highly competitive on. As for location I have crews that work an hour radius in any direction of Lansing, Battle Creek, Midland, Port Huron and Grand Rapids. Water front property in Northern Michigan and in UP is highly desired but due to remote nature might take me bit longer to get out there. Property in other areas we offer on but again might take some time to service you with an offer.

Hi my name Steven Halldorson and currently live in Albion Michigan. . My journey in fixing real estate started in graduate school in 2006. I was a burned out Phd student in history.and followed some friends to help clean up New Orleans and Mississippi after Hurricane Katrina. Knee deep in mud and shoveling sewage in an old 19th century church I found my calling.
